We started out doing property management by managing our own investment properties. This gives us a very keen understanding of what it takes to keep costs down and profits up as well as understanding property management from the landlord's perspective. We always stay on top of Atlanta's housing market trends and this helps our clients maximize return on their properties as well as find new opportunities for future property investors. Property Preparation
- The first step is to fill out our landlord application with your property's details and ask us any questions you may have.
- We will get back to you (usually the same day) with any further questions we have about your property.
- We will then schedule a time to meet at the property. You will need to bring 2 copies of the keys. At this time a thorough market analysis is done of your home, pictures are taken, and a sign is installed.
- We will then determine the initial pricing and details that will go into the ad such as pet allowances, deposit, special circumstances, etc...
Marketing
- Our award winning marketing team will create a custom marketing plan for your property. Your home will be shown in it's best light and made available to millions of potential tenants across the country.
- Potential tenants will contact us, after an initial screening, we schedule a time for the tenant to view your property.

Screening the Applicant
- Tenant screening is as much science as it is art, after years of doing this we have come up with a system that produces the highest quality tenants.
- First we check past landlord references, this is a very important check and we have a system in place to verify the truthfullness of these references. Many tenants will try and list friends as former landlords.
- Employment and income verification. This is another important check and we thoroughly research the applicants references. We usually require the tenant to make 3 times the monthly lease amount to be approved.

Move in Procedure
- We collect the deposit which is held in our escrow account throughout the tenancy.
- A thorough move-in inspection is done which sets the basis for how the security deposit is dispersed at move-out.
- Online accounts are created for both tenants and landlord, you can login and handle your account at any time on our website.
- Keys are furnished to the tenant.

Ongoing Management & Maintenance
- Act as the tenant's primary contact for all payments, maintenance requests, and any other issues that may arise. The landlord's identity remains confidential.
- Tenants have the ability to pay online and the landlord's monthly deposit can be transfered automatically to their bank account.
- A 24-hour hotline is available to handle maintenance emergencies.
- All maintenance and repairs are scheduled and overseen by us.
- Only licensed and insured contractors are used.
- We handle any necessary eviction processes.
