Screening the Applicant
  1. Tenant screening is as much art as it is science, and after years of property management and screening thousands of applicants we have developed a system that produces the highest quality tenants for your property.
  2. This is not an automated system with only standard background checks. We personally speak to former landlords, employers, and all other relevant parties to determine the quality of the prospective tenant. Our marketing affords us the ability to be highly selective and we have one of the highest lease success rates in the industry.
  3. If the tenant is approved we negotiate and draw up the terms of the lease and retain the deposit.

Move in Procedure
  1. Online accounts are created for both tenants and landlord. You can login and handle your account at any time through our website.
  2. Owners will not have to worry about utility billing. Tenants are required to setup accounts in their own name.

  1. Act as the tenant's primary contact for all payments, maintenance requests, and any other issues that may arise. The landlord's contact info remains confidential.
  2. Tenants pay online and the landlord's monthly deposit can be transfered automatically to their bank account.
  3. We provide a variety of methods to handle maintenance and repairs as per the owners wishes. Everything from the do-it-yourselfer to the totally hands off owner can be catered too. We do not require (although we do encourage) you to use our exceptional contractors. Contractors can invoice the owner directly and no percentage or kickbacks are taken by us. We never want there to be a conflict of interest and always try and minimize owner costs for repairs.
